Selling: 7. Title Company Takes The Lead

Listen to, and trust, your team

At this point, with an accepted offer, your responsibilities include:

  1. Prompt receipt of and response to any communication (preferably written and faxed) from the buyer
  2. Contact your current lender(s) with a payoff amount request and contact information for your title company and closing officer (The closing officer can do this for you if you just give them your loan number and contact information)
  3. Work with your title company to make sure that you've got all necessary paperwork coming along and will have everything in time for your closing.
  4. Coordinate with utilities and services to shut them off, or to have them rolled over
  5. Provide other documents requested by the parties involved
  6. Move all items out and off of the property, and have the property cleaned

Don't assume that anybody else is taking care of everything for you. It is your responsibility to make sure that all needed paperwork is in order, and that all communications are responded to. This process does not have to be difficult, but you do need to pay attention.

Your Mortgage(s)
With the advise of your team, you must contact your lender(s) and notify them that you have an Agreement to sell your your property. They will help you with the next steps.

Utilities
You are responsible for the property through the date of closing, and that includes all utilities.
